City Gates Roof Coating – Swansea

The project involved three distinct roof areas on a busy commercial site. One of the most demanding elements was the need to strip out and reinstate the deck in a tightly confined space beneath plant. Access was restricted and working conditions were awkward.

Several outlets also passed through the parapet walls. These required careful redesign and detailing to ensure a reliable long-term seal. The building remained in use throughout, so the works had to be sequenced carefully to minimise disruption.

A cold-applied liquid coating system was specified across all three roof areas. This allowed a seamless waterproof finish to be achieved while accommodating the complex geometry and restricted access points.

Where the existing deck was beyond repair it was stripped out and replaced. All upstands, penetrations and parapet outlets were carefully prepared and detailed before the coating was applied to form a continuous, durable membrane.

The existing failed coverings were removed where required. In the confined plant areas the old deck was carefully stripped out and a new substrate prepared. All surfaces were then cleaned and primed.

The liquid coating system was applied in stages to build up a seamless waterproof layer. Special attention was given to the parapet outlets and other critical details so that they were fully integrated into the new membrane. Night joints were maintained so the roofs remained weathertight at the end of each working day.

City Gates is a live commercial centre. Works were planned and phased so that the building could continue to function throughout. Access routes, plant areas and public-facing zones were carefully managed.

Regular communication with the client and the surveyor helped keep the programme on track while protecting the day-to-day operation of the site.

Three separate roof areas were successfully refurbished with a seamless liquid coating system. The confined spaces beneath plant were fully addressed and the difficult parapet outlet details were resolved.

The finished roofs provide a clean, durable and fully weathertight surface. The project was completed for Trident Surveyors to the required standard.
