The building stays in use
Teaching, treatment, production and trading rarely stop for a roof. Access, segregation and working hours are designed around whatever continues below.
The roof is rarely straightforward
Rooftop plant, fragile rooflights, cut-edge corrosion, trapped moisture and previous repairs all change what can realistically be specified.
The decision has to be defensible
Estates teams, surveyors and consultants need a recorded reason for choosing repair, coating, overlay, over-cladding or replacement, not just a price.
