Introduction
Every recommendation starts with understanding the roof.
TRS begins with the roof as it is, not with a product or system already decided. The first survey and site visit are about understanding the existing construction, the defects that are visible, what the building needs to keep doing, and the most sensible next steps. If specialist investigation, testing or a formal report is needed, we set out why and agree the scope before going ahead.
The visit considers how the building is actually used: what sits underneath the roof, how access is arranged, what other works are planned, and how long the roof is expected to last. Two roofs in similar condition can lead to different recommendations, depending on what the organisation needs from the building.
Some things cannot be confirmed just by looking at a roof. Trapped moisture within the roof layers, the composition of an existing warm roof, or the source of an intermittent leak may need further investigation before a sensible repair or refurbishment approach can be recommended. TRS is a roofing contractor, not an independent consultant. Our recommendations come from the survey and are not tied to one manufacturer or roofing system. Where repair or refurbishment work is recommended, TRS may also provide a proposal to carry it out, covering metal roofing, flat roofing or maintenance and repairs.

Different questions need different methods. The services below are distinct, and the appropriate combination depends on the building, its condition and the decision that needs to be made.
Technical note
Specialist methods are appropriate in specific circumstances rather than on every roof. Thermographic and moisture investigation depend on suitable conditions, and drone survey depends on airspace, weather and site permissions. Where further investigation, testing or formal reporting is appropriate, the recommended scope is explained and agreed before proceeding.
Findings frequently point to work in adjacent areas— gutters and rainwater systems, rooflights and roof safety systems among them.
Delivery
What level of investigation does the roof need?
Not every roof needs every form of testing. TRS recommends the level of investigation appropriate to the building, its condition and the decision the client needs to make. The assessment considers the following, and the answer can differ between roof areas on the same site.
Construction, age & condition
The existing roof construction, its age and its visible condition, including whether the original build-up can be established at all.
Defect and leak history
Reported leaks, previous repairs and any pattern over time, together with signs consistent with trapped moisture in the build-up.
Safe access
Whether the roof can be accessed safely for physical inspection, and what that means for the methods available.
Occupied areas below
What sits beneath the roof, how sensitive it is to disruption or water ingress, and when access is realistically possible.
Drawings and records
Availability of drawings, previous reports and maintenance records, which can reduce or increase the investigation required.
The decision being made
Proposed refurbishment, an acquisition or lease obligation, or whether a formal report or specification is required.
