Roof construction, current condition, the defects present, how the roof is accessed, how the building is used and what the project needs to achieve all change the answer, and they often rule options in or out before cost is considered.

It depends on the construction and condition of the existing roof rather than its age alone. Where the covering is broadly sound, repairs, coatings or a gutter and rooflight programme may be appropriate. Where the sheet, liner, insulation or falls are beyond serviceable condition, over-cladding or replacement is usually considered. TRS establishes this by looking at the roof first.

Where a manufacturer system guarantee is available, its availability and duration depend on the selected system, the specification, substrate condition, preparation and the manufacturer's own requirements. Guarantee options are confirmed at specification stage rather than assumed at enquiry.
