Commercial metal roofing covers a family of engineered systems, standing seam, composite panel, built-up on site, and over-clad refurbishment, that share one purpose: keeping large, complex buildings watertight over the long term. It is widely used on factories, distribution centres, hangars, hospitals, schools, offices and heritage estates where roof spans are long, pitches are shallow and downtime is expensive.
Metal systems generally offer strong wind and impact resistance, and integrate well with rooflights, PV, plant, edge protection and gutters and rainwater systems. It supports full coatings-based refurbishment when replacement isn't justified, and it works cleanly with daylight and safety systems designed around the finished profile.

The options below are among those TRS most commonly specifies and installs on commercial and industrial buildings. They are not a closed list, and the right approach is developed from the condition of the existing roof and the requirements of the project.
Standing Seam Roofing
Concealed-fix aluminium or steel standing seam roofs for schools, offices, healthcare and public buildings. Often specified where appearance, shallow pitches and long-run panels are priorities.
Composite Panel Roofing
Factory-insulated composite panels for warehouses, distribution and manufacturing buildings. Installation is comparatively quick, and guarantee options are confirmed with the panel manufacturer for the selected specification.
Built-Up & Twin-Skin Systems
Site-assembled built-up systems with liner tray, spacer bar, insulation and outer sheet. Suited to larger industrial roofs where thermal build-up depth, acoustic performance and interface detailing need to be developed on site.
Over-Cladding Systems
Over-cladding an ageing profiled roof without stripping the existing envelope, where structural and condition assessment supports it. Usually reduces internal disruption and limits exposure of the space below.
Profiled Sheeting Replacement
Strip and replacement of failed profiled sheeting, liners, insulation and fixings, including flashings and interfaces, phased so the building stays weather-tight through the works.
Refurbishment Of Existing Metal Roofs
Survey-led refurbishment of fixings, laps, cappings, gutters and coatings where the sheet remains serviceable, extending life without a full replacement.
The key decision
Over-clad or strip and replace?
This is the question most metal roof refurbishments turn on, and it cannot be answered from the ground or from a photograph. TRS does not carry a default recommendation: the appropriate option follows survey and project-specific assessment, with structural input where the existing roof may be asked to carry more load.
Where the sheet and fixings remain serviceable, a coating-based refurbishment may still be viable and is assessed alongside the two options above.
