Metal Roofing

Commercial & Industrial Metal Roofing

TRS designs, installs and refurbishes high-performance metal roofing systems for commercial and industrial buildings across Bristol and the UK. From complete roof replacements to over-cladding solutions, we deliver durable roofing systems with minimal disruption to your operations.

Introduction

Specialist metal roofing, engineered for UK commercial buildings.

Commercial metal roofing covers a family of engineered systems, standing seam, composite panel, built-up on site, and over-clad refurbishment, that share one purpose: keeping large, complex buildings watertight over the long term. It is widely used on factories, distribution centres, hangars, hospitals, schools, offices and heritage estates where roof spans are long, pitches are shallow and downtime is expensive.

Metal systems generally offer strong wind and impact resistance, and integrate well with rooflights, PV, plant, edge protection and gutters and rainwater systems. It supports full coatings-based refurbishment when replacement isn't justified, and it works cleanly with daylight and safety systems designed around the finished profile.

Metal roofing systems are designed for long-term performance. Expected service life depends on the selected system, material, coating, environment, detailing and maintenance, which is why every TRS project begins with a roof survey rather than a catalogue. Where purlins, bearers or wall cladding also need attention, that work is scoped alongside the roof through our associated building works capability. Manufacturer guarantee options are confirmed for the selected system and project specification.

Why metal

The performance case for commercial metal roofing.

Designed For Long-Term Performance

Expected service life depends on the selected system, material, coating, environment, detailing and maintenance.

Planned, Not Reactive

Metal roofs are generally maintained through scheduled inspection of fixings, laps, seals and rainwater goods.

Engineered Weather Detailing

Laps, seams, upstands and penetrations are detailed for UK wind-driven rain and design snow loads.

Thermal Upgrade Opportunity

Refurbishment is often the practical moment to improve insulation, subject to build-up depth and interfaces.

Off-Site Fabrication

Pre-formed panels and sheets can shorten the programme and reduce time working on the roof.

Recyclable Materials

Steel and aluminium roof components are recyclable at the end of their service life.

Architectural Finishes

Standing seam and profiled options suit buildings where appearance and low pitches matter.

Guarantee Options Confirmed

Manufacturer guarantee options are confirmed for the selected system and project specification.

Metal roofing systems and refurbishment options

The options below are among those TRS most commonly specifies and installs on commercial and industrial buildings. They are not a closed list, and the right approach is developed from the condition of the existing roof and the requirements of the project.

Discuss your roof
Standing Seam Roofing metal roofing system installed by TRS on a UK commercial building

Standing Seam Roofing

Concealed-fix aluminium or steel standing seam roofs for schools, offices, healthcare and public buildings. Often specified where appearance, shallow pitches and long-run panels are priorities.

Composite Panel Roofing metal roofing system installed by TRS on a UK commercial building

Composite Panel Roofing

Factory-insulated composite panels for warehouses, distribution and manufacturing buildings. Installation is comparatively quick, and guarantee options are confirmed with the panel manufacturer for the selected specification.

Built-Up & Twin-Skin Systems metal roofing system installed by TRS on a UK commercial building

Built-Up & Twin-Skin Systems

Site-assembled built-up systems with liner tray, spacer bar, insulation and outer sheet. Suited to larger industrial roofs where thermal build-up depth, acoustic performance and interface detailing need to be developed on site.

Over-Cladding Systems metal roofing system installed by TRS on a UK commercial building

Over-Cladding Systems

Over-cladding an ageing profiled roof without stripping the existing envelope, where structural and condition assessment supports it. Usually reduces internal disruption and limits exposure of the space below.

Profiled Sheeting Replacement metal roofing system installed by TRS on a UK commercial building

Profiled Sheeting Replacement

Strip and replacement of failed profiled sheeting, liners, insulation and fixings, including flashings and interfaces, phased so the building stays weather-tight through the works.

Refurbishment Of Existing Metal Roofs metal roofing system installed by TRS on a UK commercial building

Refurbishment Of Existing Metal Roofs

Survey-led refurbishment of fixings, laps, cappings, gutters and coatings where the sheet remains serviceable, extending life without a full replacement.

The key decision

Over-clad or strip and replace?

This is the question most metal roof refurbishments turn on, and it cannot be answered from the ground or from a photograph. TRS does not carry a default recommendation: the appropriate option follows survey and project-specific assessment, with structural input where the existing roof may be asked to carry more load.

Where the sheet and fixings remain serviceable, a coating-based refurbishment may still be viable and is assessed alongside the two options above.

  • Structural suitability

Whether the frame and purlins can accept additional load and fixing patterns.

  • Existing roof condition

Corrosion, perforation, coating failure, lap condition and fixing integrity.

  • Purlin and deck condition

Bearing surfaces, liner trays and any localised repairs needed first.

  • Weight and wind loading

Assessment of added dead load and wind uplift on the proposed build-up.

  • Condensation and thermal

Vapour control, insulation continuity and the internal environment below.

  • Geometry and interfaces

Pitch, valleys, upstands, rooflights, plant, gutters and abutments.

  • Internal operational risk

What sits below, and how much exposure the operation can tolerate.

  • Future solar or plant

Whether PV, plant or access provision needs to be designed in now.

Industries we serve

Where we install metal roofing.

Our process

From roof survey to weather-tight handover.

  1. Step 1

    Existing-Roof Assessment

Sheet, liner, fixing, purlin and deck condition recorded, with structural input where over-cladding is being considered.

  2. Step 2

    System & Detail Development

Profile, thermal build-up, interfaces and flashing details developed for the specific roof.

  3. Step 3

    Access, Safety & Weather Planning

Access, edge protection, temporary weather protection and sequencing planned around operations below.

  4. Step 4

    Sequenced Installation

Work released in bays so each area is made weather-tight before the next is opened up.

  5. Step 5

    Inspection

TRS quality checks through the works, with manufacturer involvement where the specification calls for it.

  6. Step 6

    Handover

O&M information, guarantee documentation where applicable and maintenance requirements issued.

FAQs

Metal roofing, questions we get asked.

If your question isn't here, ask our team directly on the contact page.

  • Sometimes. Over-cladding depends on the condition of the existing sheet, liner and fixings, the capacity of the purlins and structure to accept additional load, wind-loading assessment, roof geometry and interfaces, and the thermal and condensation strategy. The appropriate option follows survey and project-specific assessment, including structural input where required.
