Roof Maintenance & Repairs
Commercial Roof Maintenance & Repairs
TRS delivers planned preventative maintenance (PPM), reactive leak repairs and documented roof inspections on commercial and industrial roofs, helping clients meet guarantee conditions and keep the operation below dry.
Introduction
Maintenance is what keeps the guarantee, and extends roof life.
Blocked outlets, ignored fixings and unchecked plant penetrations are among the most common causes of premature roof failure and refused guarantee claims on UK commercial buildings.
TRS delivers scheduled PPM on live commercial estates, gutter clearance, fixing checks, membrane inspection and seal renewal, alongside reactive leak repair. Findings feed straight into the client's 10-year roof plan, with escalation to coatings or refurbishment where the survey data supports it.
Planned inspections and documented maintenance help clients meet the conditions set out in many manufacturer guarantees. The precise requirements depend on the individual system and guarantee document.
Every PPM contract is delivered by our own trained roof operatives, with photographic evidence, digital reports and one dedicated Contracts Manager as the single point of contact.
Why it matters
Why planned maintenance pays for itself.
Systems & approaches
Maintenance and repair services matched to the estate.
TRS scopes PPM around the roof, the manufacturer, the guarantee and the operation below. Every contract is tailored, one-visit, two-visit, four-visit, with reactive escalation on top.
Technical note
Planned inspections and documented maintenance help clients meet the conditions set out in many manufacturer guarantees. The precise requirements depend on the individual system and guarantee document.
Reactive response times are agreed according to the maintenance arrangement, location and urgency of the defect. A first attendance may provide diagnosis or temporary protection, and a permanent repair may require further investigation, materials or access. Response arrangements vary by contract and location.

- As a minimum, twice a year, before autumn leaf-fall and after winter, for gutter clearance, outlet checks and membrane inspection. Roofs with plant, PV or heavy debris typically need quarterly visits. Many manufacturer guarantees require at least one documented inspection per year, so check the individual guarantee document.
