Oakington Manor Primary School Roof Replacement – Wembley

Inspection showed that the existing single-ply covering on the flat roof areas had failed, with water trapped beneath the membrane creating a "waterbed" effect. Perimeters, penetrations and flashings were also in poor condition. The main apex roofs required a long-term solution that would restore weathertightness and improve appearance while the school remained in use. Safeguarding, access and minimal disruption were essential throughout.

Two complementary Garland systems were specified. On the main apex roofs a full strip-and-replace was carried out using the R-MER CLAD profiled metal system. On the flat roof areas the failed single-ply was removed and a new StressPly bituminous system installed. This approach delivered a consistent, high-performance finish across the different roof types while providing a clear 25-year single-point guarantee.

• Removed the failed single-ply membrane and any saturated insulation on the flat roof areas

All works were carefully planned and phased so that the school could continue to operate. Access, safeguarding and site segregation were managed throughout. Regular communication with the school and the Trust ensured that teaching and daily routines were protected.
