Insulated Metal Overclad to Four Adjoining Industrial Units

In 2024 TRS carried out the re-roofing of four adjoining industrial units at Tuffley Trading Estate on Woodrow Way, Quedgeley, Gloucester. The existing asbestos cement roof was reaching the end of its serviceable life. The solution was an insulated metal cladding system installed over the existing covering, together with new gutter linings and replacement rooflights. The works improved thermal performance, increased natural light and left the units secure and weathertight.

The Challenge

The existing roof was an asbestos cement board system that still provided a weatherproof deck but was no longer performing adequately. The landlord needed a long-term solution that avoided the cost, disruption and waste of a full strip-out while still delivering better thermal performance and reliable weathertightness. Rooflights had perished, gutters required attention, and the building had to remain secure throughout the works.

The Solution

An insulated overclad system was specified using the Garland R-MER CLAD profile. The existing asbestos cement sheets were retained as the base layer. A new spacer support system was installed, 280 mm of glass fibre insulation added, and new 0.7 mm plastisol-coated profiled sheeting fixed over the top. New insulated composite gutters were installed and the existing perished rooflights were replaced with new GRP rooflights to improve natural light levels.

What we did

  • Prepared and cleaned the existing asbestos cement roof surface
  • Installed a new galvanised steel top-hat and spacer support system fixed through to the purlins
  • Laid a vapour control layer and 280 mm glass fibre insulation
  • Fixed new Garland R-MER CLAD 32/200/1000 profiled metal sheeting
  • Installed new insulated composite gutters with membrane lining
  • Replaced the existing perished rooflights with new GRP units
  • Formed all necessary flashings, fillers and penetration details
  • Completed the works in accordance with the manufacturer’s specification

Keeping the buildings operational

The overclad approach allowed the existing roof to remain in place as a working deck, reducing the risk of water ingress during the works. The four adjoining units were kept secure and waterproof throughout the programme. TRS completed the project within the agreed programme and without issue.
